    Ledbetter

BCG Investments, a prominent investment and ownership group based in Miami, Florida, recently embarked on a remarkable journey to transform a 22-acre property off Ledbetter Road in Arlington. The land was previously a storage and scrap yard for an underground utility contractor. H3 Construction undertook this challenging and ambitious endeavor as a design-build project, where our expert excavation crew turned an old scrap yard into a state-of-the-art, 18-wheeler parking facility.

    Reshaping the landscape

The original property had a diverse terrain with elevations ranging from 10 feet above and 10 feet below zero grade. Our mission was to level this diverse topography to create a suitable foundation for the parking facility. We employed excavators, dozers, road graders, loaders, and water trucks. The property’s transformation involved extensive earthmoving, such as creek beds and washout ponds.

    Precision in grading

We utilized a motorized road grader with laser capabilities to guarantee precision and uniformity in grading. This innovative technology allowed us to set precise elevations, achieving a consistent overfall of about 4 to 5 feet. The final touch to this stage was the addition of a 6-inch layer of road base composed of a crushed concrete aggregate with a cement-treated base. Once the soil grade was level, it was wet and compacted to create a stable and durable parking platform.

    Security and lighting

Safety and security were a central element in the project’s design. Twelve 40-foot LED 3-way parking lights with telecommunications capabilities illuminate the parking area. An 8-foot security fence around the facility ensures the security of the parked vehicles. Fence materials included wrought iron, R-panel, and chain link.

The H3 Construction team handled the critical tasks of pouring the bases, running the wiring, and installing pole boxes for cameras and lights. Additionally, we installed motorized gates at both the entrance and exit, each equipped with telecommunication wires for truck receivers.

Ledbetter: turnkey success in just five  months

Despite the complex nature of this project, the entire turnkey operation only took a  remarkable five months to complete. H3 Construction made BCG Investments’ vision of a long-term parking facility off Ledbetter Road a reality. This project is a testament to the power of H3 Construction’s design-build approach, where challenges are transformed into opportunities, making efficient project delivery timelines possible.
