Concrete restoration: Should you repair or replace old concrete?

When you’re deciding whether to build new concrete structures or explore the growing possibilities of concrete restoration, you’ll need to explore which will work best for your specific structure, usage, and location.

Concrete is versatile and can be used to build foundations, walkways, walls, and even artistic features in commercial applications. While concrete has been used reliably in construction since the early 20th Century, advances in concrete components and structural engineering may impact the feasibility of restoring old concrete. It may be more sensible to demolish and rebuild using new materials to add structural integrity.

At the same time, those advances in building materials and applications have also contributed to a substantial growth forecast for concrete restoration. Let’s examine both options.

What is concrete restoration?

Concrete restoration can be used to bring existing surfaces and structures back to their original condition quickly and safely. A restoration project has the benefit of giving existing surfaces a new life while maintaining the same look as the original. This means you don’t have to worry about matching the existing material with the new.

Restoration techniques depend on the application and location, condition, aggregates and cementitious binders used, and can include:

  • Spall repair to address cracking, spalling, and scaling while matching existing concrete finishes;
  • Crack repair using flexible sealant or more rigid mortar or epoxy, depending on structural movement;
  • Steel protection to arrest corrosion of reinforcing steel members;
  • Coating or re-coating with a protective layer, depending on the condition and material used in the original coating;
  • Maintenance for relatively new concrete structures to address aging before damage occurs; and,
  • Concrete system repairs that could include structural strengthening, shotcrete, and intricate repairs to vertical, precast panels.

Modern concrete restoration practices can produce appealing, historically accurate materials matching or finishing, and quality results.

Benefits of new concrete builds

When it comes to newly built concrete structures, safety and performance benefits can outweigh the cost. New construction is often the best option for durability, as well as for meeting modern building codes and regulations that may be challenging for a concrete restoration project.

With a new concrete build, you’ll know exactly how the new material has been tested and whether it meets local building standards. Plus, you can rest assured that it is of the highest quality and will stand up to the test of time.

Which option is best for your commercial building project?

New concrete construction might be the best option for a high-quality, long-lasting build using nothing but modern materials. If you need a cost-effective way to restore an existing structure or surface, then restoration could be the way to go.
